LARSOL SA - ALEGRÍA

“Alegria was already an actively selling mixed use condominium community being developed by LarSol SA of San Jose, Costa Rica. Comprised of 200 dwellings within four, eight-story elevator buildings and 32 townhouses and 36 apartments in three story buildings mixed with 3,000 M2 of retail shops and an Art Institute, the property is located overlooking Bahia De Potrero adjacent to the entry road to the established resort center of Flamingo with its planned new marina and the picturesque Playa Flamingo beach in Guanacaste, Costa Rica, about 45 minutes from Liberia International Airport.”

Project Definition:

The Real Estate Marketing Alliance was asked to provide a deep dive Marketing & Sales Audit to analyze existing marketing and sales activities at Alegría within the framework of the REMA Marketing and Sales System and recommend improvements to expedite sellout.

The report is prefaced by a brief situation analysis summary of recommendations followed by four sections presenting data/analysis according to the action phases of CONTROL, MARKET, SELL and MONITOR.

Deliverables:

The final report contained:

  • Project Situation Analysis
  • SWOT Analysis (Strengths Weaknesses Opportunities Threats)
  • Recommendations based on the REMA Methods which include:
    • Control
    • Market
    • Sell
    • Monitor
    • Performance Evaluation

This included but was not limited to the noted deliverables.

Client Involvement:

REMA worked closely with the developer with an initial visit to the project for analysis. The REMA Team conducted a two-day audit of the Alegría project with the developer team which included, but was not limited to:

  • Discovery meetings
  • Visit to the site with a tour of a newly completed sales center
  • Follow up of previous actions
  • Discussions with the developer and analysis of the price list
  • Analysis of current sales

The involvement of the REMA Team with the client is imperative when completing an Audit of any kind.
